But a log home is also one of the most maintenance-intensive properties you can buy, and the issues that come with log construction are unlike anything you’ll find in a conventional home. Log construction introduces a set of challenges unique to the building type — settling, chinking failure, hidden wood decay, and finish breakdown among them — and missing any one of them can turn a cherished property into an expensive problem.

Why Log Home Inspections Demand Special Expertise

Not every home inspector is qualified to inspect a log home. Log home inspection is a specialty — and it shows up as a separate certification for good reason. InterNACHI, the world’s largest home inspector training and certification organization, offers a dedicated Log Home Inspector course because the knowledge required simply doesn’t overlap enough with standard inspection training. The issues specific to log construction fall outside the scope of a standard inspection, and an inspector without that training may not know what they’re missing.

Our climate — brutal winters, heavy snow loads, prolonged freeze-thaw cycling, and the moisture that comes with lake-effect weather — puts unique pressure on log exteriors, chinking, and finish coatings. An inspector who understands both log construction and U.P. conditions is a whole different animal than one who simply checks boxes.
The Real Problem With Log Homes in the U.P.: Deferred Maintenance
We’ve inspected log homes and cabins across the U.P. — from small vintage hunting cabins to large vacation retreats near Munising, Newberry, and Watersmeet. In our experience, the single biggest issue isn’t structural failure. It’s deferred maintenance. And in a log home, deferred maintenance compounds fast.
Log homes demand more upkeep than conventional homes — full stop. The exterior needs to be cleaned, stained, and resealed on a regular schedule to protect against UV damage, moisture infiltration, and insects. Chinking cracks and shrinks over time and needs periodic inspection and repair. These aren’t optional tasks. Skip a few cycles, and what started as a maintenance item becomes a repair. Skip a few more, and the repair becomes a replacement.
The tricky part is that a log home in early-stage decline can still look beautiful from the road – or even from the yard. The logs are warm and rich in color, the setting is stunning, and nothing looks obviously wrong. But once moisture gets behind a failing finish coat, decay can progress from the inside out — quietly, invisibly, for years. By the time it’s visible on the surface, the damage is often significant. That’s one of the reasons a qualified log home inspection matters so much: a good inspector knows where to look, and what conditions make hidden problems more likely.

What Does a Log Home Inspection Include?
Log Settling
Logs continue to shrink as they lose moisture after construction. As they shrink, the walls lose height — and that settling affects everything attached to them. A properly built log home will have settling spaces above every door and window frame so the structure can move without forcing weight onto the framing below.
In older log homes we’ve inspected across Alger and Schoolcraft counties, we’ve found those settling spaces filled in during past renovations — sometimes with insulation, sometimes with finish materials — by owners who didn’t realize what they were looking at. It’s an understandable mistake, but it transfers the weight of a settling wall directly onto door and window frames that weren’t designed to carry it.
We also look at partition walls, staircases, and vertical plumbing and electrical runs — all of which can accumulate stress as log walls settle around them. In two-story log homes, this is especially worth watching. Rigid conduit and plumbing pipes that weren’t installed with slip joints or flexible connections to accommodate movement will eventually show the strain. Sometimes it’s a sticking door. Sometimes it’s a crack in drywall that keeps coming back, no matter how many times it’s patched. Sometimes it’s more serious.
Settling isn’t inherently a problem — it’s a normal part of log home aging — but the way a home was built and maintained to accommodate it tells us a lot.
Chinking and Sealants
Chinking is the material that seals the gaps between logs. It keeps conditioned air in and keeps cold, moisture, and pests out. In a U.P. winter, failing chinking isn’t just a comfort issue — it’s a direct path to heat loss and water infiltration.
Chinking is also a “living” material: it expands and contracts with temperature swings. In the Upper Peninsula, those swings are extreme. A stretch of January nights at -20°F followed by a February thaw puts real stress on any sealant. Over time, that cycling causes chinking to crack, pull away from the logs, or develop gaps that aren’t always obvious from a casual walk-around.
We evaluate chinking throughout the structure — looking for cracking, separation, and missing sections — as well as the sealants around windows, doors, and any penetrations through the log walls. North-facing walls deserve extra attention here. They stay cold and damp longer than the rest of the structure, and chinking failure tends to show up there first.
Wood Decay — What You Can See and What You Can’t
Wood decay is a fact of life with log construction. The question isn’t whether it can happen — it’s whether it has, and how far it’s gone.
Visible decay is the easier half of the equation. It tends to show up first at log ends on outside corners, where exposed end grain absorbs moisture faster than the rest of the log surface. Lower wall logs are also vulnerable — they catch rain splashback, sit closest to ground moisture, and get the least protection from roof overhangs. We look for dark discoloration, soft spots, and any grading or drainage conditions that are directing water toward the structure rather than away from it.
Hidden decay is the part that keeps us thorough. In the U.P., logs face a particular challenge: prolonged snow cover against lower wall logs, north-facing walls that may not fully dry out between moisture events, and freeze-thaw cycles that work water into any crack or checking in the log surface. When an exterior finish coating fails — or was applied over logs that hadn’t dried down to an appropriate moisture content — it can seal that moisture in. Decay then progresses from the inside out, with little to nothing visible on the surface until the damage is well established.
We can’t see inside a log, and we’ll always say so plainly. What we can do is identify the conditions that make hidden decay more likely: a finish coat that’s absorbing water rather than shedding it, evidence of past moisture infiltration at windows or chinking, and structural areas where water has had repeated opportunity to penetrate. A simple field test tells us a lot about finish coat condition — water should bead cleanly on a well-maintained log surface. When it soaks in, the logs are at risk.

Exterior Finish and Maintenance History
This is where we see the biggest differences between log homes in good shape and those that have been let go. Log exteriors need regular cleaning, staining, and resealing to protect against UV damage, moisture, and insects. When that maintenance is skipped, the effects don’t stay polite — they compound.
The photo below was taken at a log home in Skandia, Michigan. That home was less than 20 years old. The weathering and deterioration visible on the log exterior are the result of deferred maintenance, not age. This is what we find in a meaningful number of log home inspections across the U.P. — and it’s exactly what buyers need to know before they make an offer.
Wood-Destroying Insects
Log homes have more exposed wood than any other construction type, which makes pest activity a real concern. In the Upper Peninsula, the primary threat is carpenter ants. Unlike downstate Michigan, termites are not a significant issue in the U.P. — our winters are simply too harsh for them to establish.
Carpenter ants are very much at home here, though — and they prefer wood that’s already been softened by moisture. That means insect activity and moisture damage often show up together. Before becoming a home inspector, Rich ran a pest control company, and that background gives him a sharp eye for the signs: entry and exit holes, frass (the sawdust-like material boring insects leave behind), and hollow-sounding wood when probed.
Fire Safety and Fireplaces
Log homes use a lot of wood — including in the areas around fireplaces and wood stoves. We assess chimney and flue condition, clearances around wood-burning appliances, and the presence of working smoke and carbon monoxide detectors. Stone fireplaces like the one pictured below are beautiful, but they need to be in good working order to be safe.

Foundation and Structural Support
Log homes still sit on foundations, and we evaluate them the same way we would any property: checking for settling, cracking, moisture intrusion, and drainage issues. We also examine the beams, joists, and posts supporting porch roofs and loft areas, where screw jacks are sometimes used to manage settling over time.
