Make Sure We Can Check Everything

The best thing you can do is let us reach every part of your home safely. Full access means we can do a complete inspection. This makes buyers feel good about buying your home and keeps your sale going strong. Here’s how to prepare for your home inspection with access in mind:

  • Attic Access: Move stuff away from attic doors and hatches. Clear furniture or boxes blocking the way. Make sure pull-down stairs work.
  • Crawl Space Access: Take away items near crawl space openings. Move furniture from panels. It’s great if you can have good light near entry points. (But don’t worry if this isn’t possible – that’s why we carry flashlights!)
  • Electrical Panel Access: Clear things in front of electrical panels. Leave at least 3 feet of open space (it’s the rule and needed for a good check).

Consider Your Pets

  • For Mold/Air Tests: Keep windows and doors shut for 24 hours before the test. Don’t use exhaust fans unless you must. Keep indoor heat normal. Avoid making dust.
  • For Radon Tests: Keep windows and doors closed for the full 48-hour test. Come and go as usual, but close openings after. Don’t use exhaust fans or touch test gear. Keep heat and cooling normal.
  • For Septic Systems: U.P. Home Inspection no longer offers septic inspections. If you need one, please contact a septic company in your area.

How to Prepare for Your Home Inspection: Seller Tips for Inspection Day

Turn On All Utilities (gas, electric, water): Set heat to normal levels. Don’t turn off anything unless it’s broken.

Clean Up: A tidy home helps us move safely through your space. Clear kitchen and bathroom counters so we can test fixtures. Move stuff from under sinks for plumbing checks. Move your car out of the garage if you can.
