Can a house fail an inspection? The short answer is no. This is a common misconception that we suspect comes from the idea of a home inspection being a “test” of some sort.
Here’s a quick look at how home inspections work:

A home inspection is like a medical check-up for your house. There’s no grading scale, and no way to pass or fail. Your home inspection report outlines all the “health concerns” of your home (some of which might be actual health concerns. If you think your home is making you sick, contact a certified home inspector for water, radon, and mold testing).
Keep in mind that no home is ever perfect. Most property inspections will reveal at least a few minor problems.
Once you’ve received your home inspection report, it’s up to you to decide what to do.
If it’s a house you’re interested in buying, the information you receive can make all the difference for your real estate purchase. We recommend going over the results with your home inspector so they can answer any questions you may have.

If you’re selling your home, the home inspection report can give you a leg up. You can fix any major problems right away, so they don’t become negotiation hurdles later on. Be sure to have your report and any receipts from repairs available to your buyers. Not only will this provide them with valuable information that can speed up their decision, you’re legally required to disclose the home inspector’s findings.
Regardless of why you got a home inspection, the findings will outline health and safety concerns with the property. However, keep in mind that certified home inspectors won’t report cosmetic issues unless they also pose a hazard. Just like your doctor won’t note thinning hair on your medical report unless they suspect it’s a symptom of a legitimate health concern, your home inspector will only put peeling paint or wallpaper on your inspection report if it indicates a safety concern such as water damage or mold growth.
