If you’ve been in real estate for any length of time, you’ve seen it on inspection reports: missing GFCI protection. It shows up as a high-priority finding—and it shows up often.
In our experience inspecting homes across Michigan’s Upper Peninsula—from older Marquette neighborhoods to rural properties in Alger and Delta counties—the vast majority of homes built before 2000 are missing GFCI protection in at least one currently recommended location. GFCI home inspection findings can range from a single overlooked outlet to homes with no GFCI protection at all.
Here’s the good news: GFCI protection is one of the most straightforward findings on any inspection report. It’s important—important enough that we flag it as high priority—but it’s also usually inexpensive, easy to fix, and rarely a deal-breaker.
This guide breaks down what GFCI protection is, where it’s recommended, and why the “6-foot rule” doesn’t tell the whole story.

What is GFCI protection, and why does it matter?

GFCI stands for ground-fault circuit interrupter. It’s a safety device designed to protect people from electric shock in areas where electricity and water can come into contact.
A standard circuit breaker protects your wiring—it trips when there’s too much current, preventing overheating and fire.
A GFCI protects people. It monitors the flow of electricity and detects even tiny imbalances—the kind that happen when electricity is taking an unintended path, like through a person.
When that happens, it shuts off power almost instantly—fast enough to prevent serious injury or electrocution.
That’s why GFCI protection matters most in higher-risk areas:
- Kitchens
- Bathrooms
- Garages
- Exterior outlets
- Laundry areas
A standard outlet in those locations offers no additional protection. A GFCI outlet does.
Where does a home inspector look for GFCI protection?

During a home inspection, we test every outlet we can identify as GFCI-protected using a dedicated tester. Our GFCI home inspection findings also flag locations where GFCI protection is missing but recommended under current NEC safety standards.
Today’s guidelines recommend GFCI protection in:
- All kitchen receptacles (including for appliances)
- Bathroom receptacles
- Laundry areas
- Garages and outbuildings
- Basements
- Crawl spaces
- Exterior outlets
- Receptacles within 6 feet of sinks, tubs, or showers, regardless of whether they are in the same room
- In addition, an upcoming major change to NEC standards is that all outdoor HVAC equipment installed for dwellings must be GFCI-protected as of September, 2026
One important detail you should be aware of: GFCI protection doesn’t have to come from a GFCI outlet. A GFCI breaker at the panel can protect the entire circuit.
Wait — isn’t there a “6-foot rule”?
Yes—and also no.
The “6-foot rule” applies to outlets within 6 feet of a sink, tub, or shower. Those always require GFCI protection.
But here’s where confusion comes in: that rule has been incorrectly expanded over time into the idea that distance alone determines whether GFCI is needed.
That’s outdated.
Modern standards are based on location type, not just proximity to water. This means all outlets in required locations – no matter the distance from a fixture – should have GFCI protection.
For example:
- All kitchen outlets require GFCI protection
- This applies even if they’re nowhere near the sink
We see this confusion regularly in homes across Marquette, Escanaba, Ishpeming, and Negaunee. A kitchen might have GFCI outlets near the sink—but standard outlets elsewhere—because someone followed the 6-foot rule and stopped there.
In reality, that’s only part of the requirement. Even outlets behind appliances or across the room from the sink should have GFCI protection under current guidelines.
In 2026, the “6-foot rule” does still exist, but under very limited circumstances. It really only applies to locations like wet bars, or outlets within 6 feet of a plumbing fixture but outside the room where the fixture is located (such as in a hallway just outside the bathroom).
Does a GFCI home inspection call-out mean the seller has to fix it?
Not necessarily—and this is important.
Home inspectors are not code enforcement officials. We evaluate safety using modern standards, but:
- Many homes are grandfathered under older codes
- Missing GFCI protection is often a safety gap, not a violation
- Inspection findings are recommendations, not mandates
What happens next is up to the buyer, seller, and their agents.
Also worth noting:
Searches like “does FHA require GFCI outlets” don’t always have a simple yes-or-no answer. FHA and other loan programs don’t always list GFCI explicitly, but appraisers may require correction of obvious safety concerns.
When in doubt, the lender—not the GFCI home inspection report—is the final authority for loan-related requirements.
How hard is it to fix missing GFCI protection? (Spoiler: not very)

This is where we get to deliver some genuinely good news.
Missing GFCI protection is usually one of the simplest electrical upgrades in a home.
There are two main approaches, which we detail in our GFCI home inspection report findings:
1. Replace individual outlets
GFCI outlets typically cost $15–$25 and can be installed in place of standard outlets.
2. Install a GFCI breaker
This protects an entire circuit from the panel and can be more efficient when multiple outlets are involved.
We generally recommend using a licensed electrician for electrical work in the home, especially for panel work. Some homeowners choose to handle simple outlet replacements themselves, but professional installation ensures everything is done safely and correctly.
Either way, this is rarely a budget-breaking repair—even when multiple areas need updating.
For agents: how to explain this to buyers
Seeing a “high priority” GFCI home inspection finding in the electrical section of their report can make buyers feel anxious. That’s why when GFCI protection comes up in an inspection, clarity matters.
Here’s an honest way to put it into perspective and help put buyers at ease:
- It’s a safety upgrade, not a failing system
- It’s extremely common in older U.P. homes
- It’s typically inexpensive and straightforward to fix

One more thing: GFCI protection and ungrounded outlets

In many Upper Peninsula homes – especially older ones, as we see routinely in cities like Marquette, Ishpeming, and Manistique – ungrounded outlets are very common.
These outlets:
- May have two slots or three
- Lack a grounding wire
Here’s where it gets important:
A GFCI outlet can still be installed on ungrounded wiring. It won’t create a ground to protect equipment—but it will provide shock protection for people.
The NEC currently allows ungrounded GFCIs, with one requirement:
- The outlet must be labeled: “No Equipment Ground”
If that label is missing, we flag it in our GFCI home inspection report —not because the protection isn’t working, but because it needs to be properly identified.
