There is a specific kind of silence in a U.P. winter—the kind where you can hear the snow hitting the ground outside your Rapid River or Negaunee home. In that silence, the last thing a new homeowner wants to hear is a faint sizzle or a mysterious hum coming from the utility room. That’s why an electrical inspection is such an important part of every home inspection we do.
For many first-time buyers and folks transplanting from out-of-state, the electrical system is the most intimidating part of the house. You can see a roof leak or smell a wet basement, but electrical issues are often “invisible” — until they aren’t. Your electrical panel is the heart of your home’s safety; it’s responsible for cutting power before wires get hot enough to start a fire.

Our Approach to Electrical Inspection
At U.P. Home Inspection, LLC, a thorough electrical inspection of the service panel is a standard part of every home inspection we perform. We aren’t just looking for “light switches that work” (although we do that, too)—we’re looking at the guts of the system.
Our inspectors, including Certified Master Inspector® Rich Beasley and Certified Professional Inspector® Anne Martin, follow the InterNACHI® Standards of Practice (SOP). This means we:
- Identify potentially hazardous panel models
- Check for proper wire sizing and breaker compatibility.
- Look for signs of overheating, oxidation, or “creative” DIY repairs.
While the SOP doesn’t require us to remove the dead front (the cover) to inspect the internal components, we typically do inspect the inside of the panel, provided it is safe to do so.
What we aren’t: We are not municipal code inspectors or licensed electricians. We don’t “pass” or “fail” a home. Our job is to identify potential safety hazards and structural issues, then refer you to a qualified professional if the “Yooper Logic” used by a previous owner has created a fire risk.
6 Common Electrical Panel Defects in the 906
1. Improper Bonding (The Ground & Neutral Mix-up)
This is one of the most technical issues we find, and it’s a big safety concern. In your main service panel, your neutral wires (white) and ground wires (bare copper or green) are typically bonded together. However, in “sub-panels” (like those in a detached garage or a basement addition), they must be kept separate.
When we see “bundled” grounds and neutrals in a sub-panel, or a lack of a main bonding jumper, it’s a defect. If a fault occurs, the electricity might not have a clear path to “trip” the breaker, potentially energizing the metal casing of the panel itself.
2. Double-Tapped Breakers

This is the classic “DIY special.” A double-tap occurs when two separate wires are shoved into a single circuit breaker designed for only one.
- The Risk: Most breakers aren’t designed to hold two wires securely. Over time, one wire can become loose, creating an arc (a spark) that generates intense heat.
- The Fix: It’s usually a simple fix for an electrician, but left alone, it’s a fire risk.
3. Outdated Fuse Boxes

If you’re buying an older home in Ironwood or Ishpeming, you might find a fuse box instead of a modern breaker panel. While fuses aren’t “illegal,” they are often a sign of an undersized electrical system.
- Modern Demands: Most fuse panels were designed for a time when “high tech” meant a toaster and a radio. They weren’t built for EVs, 75-inch TVs, and heat pumps.
- Overamped Fuses: The biggest problem we find with fuse boxes is that people often try to run more power through them than they’re designed to. For example, if it’s designed for, say, a 20 amp fuse, we’ll find a 30 amp fuse in its place because they keep blowing the fuse. Or they’ll put a penny behind it. The problem with this type of DIY fix is that now if there’s a power surge it won’t blow the fuse – it’ll burn up the wiring instead.
- Insurance Issues: Many insurance companies will either refuse to cover a home with a fuse box or charge a much higher premium.
4. Recalled or Unsafe Panels (Zinsco & Federal Pacific)
There are two “celebrities” in the home inspection world that we never want to see: Federal Pacific Electric (FPE) and Zinsco panels.
- FPE Stab-Lok: These are famous for failing to trip during an overload. In some tests, they failed up to 60% of the time.
- Zinsco: These panels often have bus bars that corrode and breakers that melt directly onto them.
If we find one of these during your electrical inspection, our recommendation is almost always a full panel replacement for safety.
5. Moisture Intrusion (The U.P. Special)
Upper Peninsula winters are tough on homes. We often find moisture inside panels located in basements or on exterior walls.
- The Cause: Often, it’s not a leak, but condensation. Warm, moist indoor air hits the cold metal of the panel box and turns into water.
- The Result: Rust and oxidation. If we see white powder or orange rust on your breakers, that’s a sign that the metal components are degrading, which increases electrical resistance and heat.
6. Unwanted Guests (Critters)

In the heart of the U.P., we aren’t the only ones looking for a warm place to stay in February.
- Mice & Squirrels: Rodents love to chew on wire insulation. We’ve opened panels to find “renovations” made of dryer lint and chewed-up wires. Or worse.
- Wasps: In the summer, wasps love to build nests behind the dead front. A panel full of nesting material is a major fire hazard. Plus, nobody wants a “shocker” of a different kind when opening their panel door.

Understanding Service Amperage
When you’re looking at a U.P. home inspection report, you may see us mention “Service Amperage.” For many first-time buyers, this is just a number, but it dictates how you can live in the house.
Amps vs. Volts: The Water Hose Analogy
Think of electricity like water flowing through a hose.
- Voltage is the water pressure.
- Amperage is the size of the hose.
In the U.P., many older homes still have 60-amp or 100-amp service. While 100 amps was the standard for decades, modern life—especially if you want to add a sauna, a hot tub, or an electric vehicle (EV) charger—usually requires 200-amp service. During our electrical inspection, we check the service entrance cables to see if they match the rating of your main breaker. If you have 200-amp breakers but only 100-amp wires coming from the utility pole, you have a serious safety bottleneck.
FAQ: Your Electrical Inspection Questions Answered
Does a home inspection include testing every outlet?
Per the InterNACHI® SOP, we test a representative number of outlets. We focus on high-risk areas like kitchens and bathrooms to ensure GFCI (Ground Fault Circuit Interrupter) protection is present and functioning correctly.
Can a home inspection report be used to force a seller to fix the electrical panel?
No. A home inspection is an informational tool. You can use the report to negotiate with the seller, but in some areas of the U.P. at this time, the market is still competitive enough that some sellers may choose to sell “as-is.” Our job is to make sure you know exactly what you’re buying.
What is the difference between a home inspection and an electrical inspection?
A home inspection is a general “physical” for your house covering the roof, structure, plumbing, and more. An electrical inspection by a licensed electrician is a specialized service where they may perform repairs, load calculations, or code-specific upgrades that fall outside the scope of a standard home inspection.
